The New Zealand headquarters of the global financial technology company FNZ extend across all three floors of the Harbour City Centre annex. The annex is heritage listed and its fitout had to conform to those requirements.

Its most striking feature is the new central tenant stair which provides a connection for staff across the three levels. It was carefully designed and engineered to make use of the generous floor-to-floor heights. Following the shop drawing process, the structure was craned in through the penetration for the skylight above.

Another key feature is the level-3 staff café and kitchen. The kitchen joinery and island provide a spacious relaxed area for staff to take a break and it has a fantastic indoor-outdoor flow onto a concrete paved balcony. The space is internally divided by a natural oak timber screen with feature cladded infills.

It is also integrated with a client meeting area, while sliding timber doors separate it from the boardroom. Acoustic cladding on ceilings and walls provide the necessary finishes for large gatherings.

The timber floor structure had to be fire rated with two layers of gib board before the in-ceiling services could be installed. These services include mechanical plant and cable trays. Their weight and fixing requirements meant they had to be carefully planned and set out prior to lining.

Shop drawings for all services were coordinated to avoid any clashes. Once these were resolved a detailed set-out was provided to the site team to mark out the locations.
